A new year means new possibilities! For some people that might mean buying a house for the first time, improving your current space, or selling your home and moving to a new property. As with any best laid plans, setting small goals can help you achieve the results you desire. Such as:

If you want to buy a home:

  • Get your finances in order. Improve your credit score if necessary, pay down debt, save for down payment and closing costs. Get pre-approved for a mortgage and know how much you need to save for your down payment (if necessary) and closing costs.
  • Choose the right professionals to work with. From your mortgage lender, real estate agent, home inspector and other professionals, you have choices and should explore them.
  • Keep an eye on current listings. Set up listing alerts within your price range and preferred areas. Reach out to schedule a showing on homes that match your search.

If you plan to sell your home:

  • Declutter and make repairs. Remove personal items by decluttering open spaces, closets, cabinets and the garage. Make any needed repairs and cosmetic updates to items that could take away from the home’s beauty and value.
  • Have a plan for where you will move after the sale. Determine what’s next: Will you downsize or look for a bigger home? Solidify your plan before you list your home for sale.

If home improvements are your plans:

  • Research which projects you want to make and design types. You should know what style you prefer, color combinations and pricing for your projects. Be sure to inquire whether you need city permits for your renovations.
  • Interview contractors for big projects. Don’t attempt to DIY anything that needs specialty knowledge.
